A lot of overseas Pakistanis want to buy property back home. The thing that stops most people isn't the money or the intention — it's not knowing exactly how it works and how to manage it confidently from thousands of miles away.

The financial case makes sense right now. Property in Islamabad has held its value, and USD, GBP, or AED goes considerably further in PKR terms than it did a few years ago. Beyond the investment side, there's the personal connection — keeping a home in Pakistan, giving family somewhere solid to live, or setting things up for an eventual return.

The good news is that the process has genuinely improved. The Roshan Digital Account programme changed a lot about how overseas Pakistanis can send money and transact. This guide covers the actual steps — what you need, what works, and what to expect at each stage.

The Roshan Digital Account — Where Most People Should Start

State Bank of Pakistan launched the RDA specifically for overseas Pakistanis. The concept is straightforward: open a foreign currency account with a Pakistani bank without stepping foot in Pakistan. Money comes in from your abroad account, stays in USD, GBP, or AED, and can be converted to PKR when you need it for transactions. Real estate is one of the explicitly listed permitted investment categories — this isn't a grey area.

The programme has already seen over $12 billion in inflows, so there's plenty of established experience with how it works. The banks with the most reliable RDA setups for property transactions are:

Account opening is done online. You'll need your NICOP and supporting documents — each bank asks for slightly different things. Meezan and HBL tend to have the smoother experience based on what people report. Start this early because verification back-and-forth can take time before the account is fully active.

The key practical benefit for property purchases: money transferred through the RDA creates a clean, documented banking trail. This is exactly what you want because it gives you evidence of funds source for the transfer documentation — something that can otherwise be a headache when buying from abroad.

Documents You'll Need

Get these in order before you start, not partway through:

  • NICOP
    Essential for overseas Pakistanis. A regular passport may not be sufficient for PAF society transfers. Get this first.
  • Power of Attorney
    For someone in Pakistan to handle the physical process on your behalf — society office visits, document signing, transfer completion.
  • Bank statements
    Showing source of funds. The RDA transaction record typically covers this.
  • Seller's CNIC copy
    Standard for all property transactions.
  • NDC from the society
    Fazaia-specific: confirms no outstanding dues. We'll have this ready — you're welcome to verify at the PAF society office before committing.
  • NOC for transfer
    Fazaia-specific: the PAF society issues this to permit the transfer.

Power of Attorney — Getting It Right

You don't need to be physically in Pakistan for most of the purchase process. A power of attorney — given to a trusted family member or a property lawyer — covers the on-ground work: visiting the society office, attending the transfer, signing documents.

Have the POA document drafted properly and authenticated at a Pakistani embassy, high commission, or consulate in your country. This step is worth doing correctly. A badly worded or improperly authenticated POA is one of the more common things that delays or complicates overseas purchases at the transfer stage.

If you're giving POA to someone other than an immediate family member, be specific in the document about what it authorizes. A broad general POA carries unnecessary risk. Limit it to the specific transaction.

Title is clean and verifiable

NDC available — no outstanding dues

There are no outstanding dues against the property. The No Demand Certificate can be confirmed at the PAF society office by your representative before any payment is made.

Direct from the owner — no agent

You're dealing with the owner directly. No middleman, no agent commission built into the price. The asking price is PKR 43 million. Society transfer costs are standard and known upfront.

All original documents are available. If you're buying from abroad, your representative can review them physically — at the society office or directly with us.

Ready for the overseas buyer process
